Hungary housing market 2025: Record prices, fast sales and regional gaps

Hungary’s residential property market wrapped up 2025 with striking contrasts, according to a year-end roundup by ingatlan.com, which tracked everything from record-breaking luxury deals to ultra-cheap homes, and how fast they changed hands.

One of the most eye-catching sales of 2025 took place in Budapest, on the prestigious Széchenyi Hill. A 900-square-meter luxury villa was listed for HUF 1.7 billion and found a buyer within just two months.

At the opposite extreme, even the symbolic HUF 1 million threshold proved too high for some transactions. In Csanádpalota, Csongrád-Csanád County, a heavily dilapidated house was sold in January for just HUF 900,000, after spending 53 days on the market.

Schengen effect boosts border-area demand

The sale of Hungary’s cheapest home also underscores a broader trend: Romania’s accession to the Schengen Area in January 2025 appears to have fueled demand for low-priced properties near the border.

The second-cheapest property of the year was sold in Etes, Nógrád County, where a 100-square-meter house with a 1,400-square-meter plot changed hands for exactly HUF 1 million, effectively at land value.

Lightning-fast sales multiply

2025 also saw a surge in so-called “flash sales.” In Vésztő, Békés County, an 85-square-meter house sold in less than 24 hours for HUF 3 million in February. By July, demand linked to housing subsidy programs likely contributed to another rapid deal: a 47-square-meter panel apartment in Csongrád was sold within a day for HUF 24.5 million.

Overall, fast transactions became noticeably more common. Properties sold within three days accounted for 4% of all completed listings on ingatlan.com in 2025, up from 2–3% a year earlier. More than 200 homes were sold by owners themselves within just one day.

At the other end, 2025 also marked the conclusion of the slowest residential sale in recent years. A 200-square-meter, seven-room family house in Szécsény, Nógrád County, had been listed since 2017. It was finally sold in March 2025 for HUF 30 million, ending an eight-year wait.

How long did it take to sell in 2025?

Nationwide, the average selling time dropped slightly to 132 days, compared with 136 days in 2024. The most dramatic improvement came in Budapest. After rising from 89 days in 2023 to 99 days in 2024, average selling time plunged to 67 days in 2025.

County seats and major regional cities followed a similar, though more moderate, trend. Average selling time fell from 122 days to 99 days, reflecting clear market momentum in urban areas.

In smaller settlements, however, the picture reversed. In non-county cities, average selling time increased from 120 days in 2023 to 173 days in 2025. The slowdown was even more pronounced in villages, where selling times rose from 133 days to over 200 days in just two years.

According to ingatlan.com experts, the longer selling periods in smaller locations coincided with a 16–24% increase in the number of completed transactions. In practical terms, this means that thousands of properties that had been listed for years finally found buyers in 2025.
