The pace of home price growth is accelerating across Hungary’s regional cities. The average price of newly built apartments reached HUF 1.22 million per square meter in the third quarter of 2025, marking a 12% annual increase, according to a new report from Otthon Centrum.
Data suggests the market’s momentum has strengthened: while quarterly price growth had typically hovered around 2.5% in recent years, Q3 brought a sharper 3.2% increase compared to the previous quarter.
Érd is the most expensive city outside Budapest, with an average asking price of HUF 1.38 million per square meter. Sopron and Győr followed, both averaging around HUF 1.3 million, pushing Debrecen, the longtime leader, down to fourth place at HUF 1.26 million.
Otthon Centrum’s survey counted 276 active projects across Hungary’s county-rank cities, encompassing 6,850 homes under construction. That represents a 0.7% rise in projects and a 2.8% increase in total units compared to the previous quarter.
Debrecen continues to host the largest number of developments, with 50 projects, followed by Szeged (38) and Győr (27). Cities such as Székesfehérvár and Nyíregyháza each have more than 20 ongoing projects.
Smaller urban centers remain quieter: Szombathely is the only notable exception with 17 projects, while Miskolc trails with just 7. At the bottom of the list, Békéscsaba, Dunaújváros, and Salgótarján still report no new condominium construction.
Debrecen leads in unit numbers
Measured by total housing units, Debrecen again leads with 1,300 apartments under construction, ahead of Szeged (1,000) and Győr (800). These three cities dominate both the project count and unit rankings.
In Q3 alone, 34 new developments broke ground, launching construction on 575 apartments. Of these, 30 projects, comprising 524 units, are already being marketed, while developers of the remaining few are holding off on sales despite construction having started.
