Hungary’s supply of newly built homes has climbed to a five-year high, with around 10,700 new apartments and houses currently listed for sale nationwide, according to the latest September data from ingatlan.com.
The increase in supply is being accompanied by weaker demand for new apartments. Between January and August 2026, buyer enquiries for newly built apartments fell 26% year-on-year, while demand for newly built detached houses declined by only 2%.
The divergence is also visible on the supply side. The number of new apartments listed for sale has increased 68% over the past two years, compared with growth of just 10% for newly built houses.
Cheapest 10% of new apartments cost up to HUF 59 million
The upper price threshold for the cheapest 10% of newly built apartments nationwide is currently HUF 59 million, only HUF 1 million higher than a year ago. In Budapest, buyers need up to HUF 71 million to access the cheapest tenth of the new-apartment market.
The corresponding threshold is HUF 48 million in county seats and cities with county rights and HUF 41 million in villages. The cheapest 10% of new apartments have asking prices below HUF 1.08 million per sqm nationally and HUF 1.37 million per sqm in Budapest.
Pressure on prices has already become visible in the capital. Prices in Budapest’s cheapest new-apartment segment increased 11.6% between September 2025 and June 2026, but declined 1.1% between June and September as supply continued to expand.
Zalaegerszeg offers the lowest entry price
Among larger regional cities with sufficient supply, Zalaegerszeg has the lowest entry price for new apartments, with the cheapest 10% available below HUF 34 million. The threshold stands at HUF 46 million in Győr and HUF 47 million in both Veszprém and Szombathely.
For newly built houses, Nyíregyháza has the lowest threshold among the larger cities at HUF 69 million, compared with HUF 77 million in Kecskemét and HUF 87 million in Székesfehérvár.
Within Budapest, District XIX offers the lowest entry price for new apartments at HUF 50 million. The threshold reaches HUF 62 million in districts X and XVIII and HUF 64 million in District VIII.
New houses attract more buyer interest
Half of all enquiries for newly built residential properties now target houses, and a house listing receives 3.6 times as many enquiries on average as a newly built apartment listing.
The cheapest 10% of newly built houses nationwide cost up to approximately HUF 75 million. Their larger size means the purchase price is higher than for apartments, but their average price per sqm is substantially lower at around HUF 760,000. New-house prices per sqm increased 11% over the past year, while total purchase prices rose 7%.
