H2Offices phase 2 aims to be Budapest’s first carbon-neutral office building

The second phase of Budapest’s H2Offices office complex has reached structural readiness, with the 22,000+ sqm building progressing according to plan toward its planned handover in the first quarter of 2027.

Construction of Phase 2 began at the end of 2024; foundation and deep-building works are complete, and the building’s structure is now finished. The focus now shifts to façade installation and the deployment of mechanical and electrical systems, according to a statement from Skanska, the project’s developer.

H2Offices is being delivered in three phases along Váci Ut. office corridor. The project’s ambition is to become Budapest’s first carbon-neutral office building, supported by energy-efficient solutions such as four-season heat pumps, rooftop solar panels and other renewable energy sources.

Largest speculative lease in a decade signed early

Even in the early stages of construction, the project secured what Skanska calls the largest speculative lease agreement in Hungary’s office market in the past decade. Aurelia Luca, Skanska’s Hungarian and Romanian managing director for commercial development, highlighted the deal as a strong signal of confidence in the building’s location, design and sustainability profile.

Nearly 3,600 sqm park, up to 5,000 sqm of public space

A new park of almost 3,600 sqm is being created as part of the project. Once the entire H2Offices complex is completed, this will expand into a communal space of around 5,000 sqm, offering green, pedestrian-friendly areas for tenants and the wider public.
