ZenGarden office building in Budapest’s Buda district has reached full occupancy after a series of new leases and renewals. The 9,000 sqm Class A property now houses a mix of tenants, including the International Committee of Sports for the Deaf (ICSD), AI firm daalab and real estate company 108 Real Estate.
ICSD took a fully fitted, move-in-ready office, while daalab upgraded from subtenant to a prime space with panoramic views and private terrace. 108 Real Estate’s relocation sealed the full letting.
The BREEAM-certified ZenGarden office building features a Japanese zen garden, pétanque court, bike storage, showers and an on-site grocery, aligning with modern workplace demands.
Leasing Director Dóra Papp-Vas said the deals validate years of flexible solutions, quality environment and curated tenant mix. Convergence also extended its own tenancy, boosting stability.
With occupancy secured and tenant portfolio repositioned, the owner is preparing ZenGarden for sale and open to offers. Convergence, founded in 2004, has invested €250 million in properties and handled €750 million in transactions.
